ON THE MARKET + OFFERS​

  • Work with you to make your property more attractive to potential buyers with the least expense to you. We can also help secure an interest-free loan to cosmetically upgrade your property for the sale.

  • Work with you to prepare all disclosures and documentation to prepare the property for sale and to safeguard your legal interests.

  • Review offers, prepare counteroffers and addenda as needed, and negotiate on your behalf to maximize your sales price and optimize your terms.

CLOSING + POST CLOSING

  • Meet your specific needs; do you need a quick sale or possibly a rent back? (stay in the property and rent the property back from buyer after the sale closes).

  • Coordinate inspections, appraisals, escrow, and closing.

  • Handle all of the details throughout the entire sales transaction, be available for you, answer any questions that may arise and keep you informed of all updates or changes.

  • Provide you with all of the paperwork from the transaction after the close of escrow.

  • Explain conditions, contingencies, customary practices, local laws, regulations, and agency relationships.  Establish the neighborhoods and subdistricts where your money will best perform and discuss the nuances of those locations.  Set you up to receive customized alerts of all new listings that meet your criteria and neighborhood preference.

VIEWING PROPERTIES​

  • Tour homes with you to establish your likes, style, needs, and goals.  Point out potential issues and why a home may not be right.  Monitor on- and off-market opportunities and Coming Soon properties to assure awareness of all opportunities.

  • Once a property is identified, request disclosure documents and review these documents with you explaining and pinpointing conditions and potential issues of concern.  Discuss data specific to this property.

OFFER & CLOSE

  • Monitor interest level in the property and then draft the purchase agreement to best position your offer for success.  Prepare a thorough, well-prepared and creative offer.

  • Negotiate a fair agreement based on current market conditions and performance.

  • Manage the escrow period, ensuring that all conditions and contingencies are addressed promptly and in accordance with the contract.Remove conditions in   accordance with the contract and sale timeline.

  • Successfully close escrow and deliver the keys to your new home!
